Stages of Construction

One of the most difficult parts of the construction process is waiting for something to happen. In the beginning, you might not see much activity on your home site. But a lot of behind-the-scenes stuff is taking place. This is when we secure the permits, finalize plans, distribute blueprints to the plumbers, electricians and framers, order slab engineering, materials etc. It might be several weeks before any major activity begins on your home site.

Here’s what to expect over the next several months:

Foundation

This is when the home site is prepared, foundation forms are set, in-slab plumbing is installed, municipal and engineering pre pour inspections are made and the concrete is poured and cured. This is the stage when a lot people wonder if their home will be large enough. Seeing the foundation without walls can be very deceiving. Approximate duration: 2–3 weeks

Framing

You'll be surprised how quickly this is done. One day there’s nothing but a slab. A few days later  a house is there, at least the framework of one, with exterior and interior walls, as well as the roof. This is also when municipal frame inspections are completed. This is stage you get your first sense of your home’s look and shape. Approximate duration: 2–3 weeks

Roofing

This is when the structure becomes "weatherproof." We install decking, flashing and shingles. We also install the windows and wrap the exterior walls with sheathing. Approximate duration: 1–3 weeks

Rough In

Some refer it to drywall prep stage. All electrical wiring, outlets and breaker boxes are installed. Air conditioning and heating equipment is in place, as well as plumbing. This is also when municipal rough in inspections are completed. Approximate duration: 1–3 weeks

Drywall and Exterior Finish

After electrical, plumbing, HVAC, inspections and insulation, exterior and interior wall surfaces are covered and finished. This is when your home begins to resemble its final form. Brick, stucco and/or stone goes up on the outside. Drywall is installed and texture is applied inside. Approximate duration: 2–4 weeks

Cabinets, Wood Trim and Doors

Once the drywall is complete and textured, the kitchen & bathroom cabinets are installed, the trim and finish carpenters arrive to install all the interior doors and molding, as well as any staircase railings, balusters etc.
Approximate duration: 1–2 weeks

Countertops and Paint

Countertops are set in place and all of the interior has been primed and painted. Approximate duration: 2–3  weeks

Fixtures and Flooring

After the paint is dry your plumbing and light fixtures come in. This is also when carpeting, tile and wood flooring is installed.
Approximate duration: 1 – 2 weeks

Builder Approval

This is when the Project Manager, Warranty Service Representatives and Mr. Jones perform a thorough inspection of your entire home to assure that it meets our standards and all systems are in working order. This is also when municipal final inspections are completed.

Homeowner Final Walk-Thru

Your Builder will walk thru your new home with you, going over all its features and systems. In as few as ten days you will have closed and be given the keys to your brand new Summit Home!

60 day and 11 mo. Inspections

As part of our commitment to service your home throughout the warranty period, we have instituted scheduled 60 day and 11 month warranty visits. The goal of these visits is to ensure all of your warranty needs are addressed while providing you with the comfort of knowing that a Summit Country Homes will be there for you before and after closing.
